If you need to cough up cash in order to force cash-flow I would not proceed.Also, when calculating your annual gross income assume you are only collecting 11 months rent.  

On my last forum, I asked what should I do to get my feet wet.

The holes indicate there have been drips in the past and the bottom of the cabinet has been wet.

Does this usually mean that there is mold or wetness present throughout house?

Not all are like these but i'd say about a third are.it's pretty clear their game plan - hope to find someone to cough up that kinda dough and sell these suckers in 2-3 years.

Just wanted to say hi and thank the creators for making this website and community, i just stumbled upon it in some research and have yet to do a through digestion but i wanted to say hi especially to those in the Northwest.Also if someone in the greater Seattle area is willing i am looking for a un/paid internship or apprenticeship just to get my feet wet in this sector, i have been an investor in stocks and all that jazz for some time but want to expand as i am starting my career trek.

Hello forum,I'm new to the real estate business and i'm just starting to get my feet wet but i need to know if i'm going in the right direction because i have no mentor or teacher to really guide me.

I have a full time employee at my nutrition store so thats not going to be an issue. oh yah btw my goals are to be finacially free so i can spend time with my amazing wife and raise a Godly family who serves the Lord. i want to be able to have the freedom to travel and hopefully one day start my own church....heres the deal...my soon to be brother in law thinks much like i do and is already starting to get his feet wet in this business. he is 24 as well. he made me an offer that if i came on board with him he would teach me the business and introduce me to his investors, ect. he said i could go find properties that i wanted to purchase and use the investors money and that we could rent the houses out and i would make 1/3 of the rent we profited each month plus 1/3 of the profit once we sell the home. i basically have no risk and need to cash of my own. sounds like a good to me and i can gain some awesome experience for bigger ventures down the road. i wanted to get any advice or input from you guys on to what you guys would do if you were in my shoes. i am very teachable and would love for someone to mentor me on here. thanks ahead of time-jeremy
