I'd hate to see you start with a BRRRR for your first project, take on something too big to chew off and go bankrupt and/or spend a year and a half on 1 project when you could have done 5 single base hits in a given year and built up a whole lot more networth in my opinion.

@Alan Asriants agreed, the vast majority of off market deals I see are in class D neighborhoods, the low price points make this market unattractive for a percentage based compensation. 

It wasn't some great job with matching 401ks that put families into covered wagons just to fight native Americans... it was dream of property ownership.
