Plus, there are the following disadvantages:- Bank loans can be called- Lines of credit can be frozen so if you don't use them, you risk not having access to the funds- Interest rates and payments can go upI guess I'm trying to avoid black swans and blowing up of using short-term credit to invest in long-duration assets like real estate.But, perhaps the fear of rising interest rates is overblown?

Keep in mind this was Oregon law every state is different so want to put that out there.but those slim balls that are wholesaler assigners who record contracts to basically black mailer sellers those are dirt bags in my mind.

I ball parked around 35k due to vinyl wash, roof paint or replacement, adding an a/c system (assessor web site said none was installed, had space heater, and couldn't see any Central systems outside based on the photos) which could be pricey, that should leave me with $15-20k for the interior.

If you haven't already seen it, I do recommend the Bigger Pockets Ultimate Beginners Guide and the entertaining & informative BP Podcasts.I also recommend getting out there and meeting some other investors, for example there is the RIREIG group that meets monthly in Warwick and the Black Diamond group that meets monthly and alternates locations between Burlington MA and Worcester MA.
