Owner Financing Strategy

Hey guys and Gals... I have dabbled in the rental market before while in the military but it was for equity and not cash flow. I am now trying to get in to the cash flow mindset and I am looking at different strategies.  One strategy is buying a property for cash and simply doing a Deed for Title and owner financing the sell. This way I do not have to worry about maintenance as much and it becomes 100% cash flow. Also, really looking at raw land deals for this.  I am in the Knoxville, TN area and was wondering if anyone around here has any experience with this? I would love to get some initial help understanding the laws and pitfalls of this strategy. Any assistance is always appreciated.
