The rental was already built, but being the first owners also gives you a builders warranty which is usually around a year where if anything goes wrong with the property they come out and fix it (of course if you didn't break it).From what I've learned about the building from scratch process, there are a great deal more steps than we went through.

Usually, it is enough for them to be licensed in their home state, and the other states recognize their out-of-state licensing as valid, at least for tax work.

I too think @Patricia Steiner has put forth a lot of valid and helpful points, that the most expensive components of the property need to be looked after; that will save a lot of time and money in the long run.

If it's in an HOA you want to make sure you are calling the HOA management and make sure there are no violations against the property, any past debt etc.In real estate there is really no stupid question - I'd also ask if anything is still under warranty on the home and make sure that warranty is transferable.
