Hey BP Community, I invest in a smaller market where the properties don't always appraise for 100k and limits my cash out refi loan options when dealing with DSCR.

There are definitely situations where selling to a wholesaler is someone's bets option, but they're the exception, not the rule.

'A' is relatively newly built with a full amenity package: typically resort level pool, fitness center, dog park, in unit washer and dryer, playgound(s) if mostly family area, maybe covered parking/garages, etc.  

40% down is more typical of a bank bank, 70-75% should be possible. 

In most cases these are not issues that can be easily resolved and typically the damage can merely be mitigated.

So, they would refinance your current mortgage and then provide the 95% LTV HELOC.In my situation with the option they gave me it doesn't seem to be far off from my current mortgage, I'm currently with rocket mortgage w/ a 2.8% ARM and to refi with Lower (in order to get access to the HELOC) the new interest rate would be 4.1.

I don't think you have many options to escalate with only a week timeline. 

They typically have some of the best buyers lists. 

Ultimately, if your CPA is shutting you down on this, without presenting alternative options, it may be time for an upgrade. 

There must be an easier option.
