However, having toured one of these with my daughter who goes to the university, they are already in ROUGH shape and are only a few years old.  

The economics of whole life are terrible in every shape way and form.There is a huge difference in price between whole life an term policies. 

The reason I say this is because I had a history of renting to college students and I usually see a trend between those academic factors.

My wife and I purchased a house 4 bed/ 1 bath (built in 1937 @ 1500sqft) from my father for $220,000 which appraised at sale for $374,000 two years ago in very rough shape, it has probably increased another $25,000 in value since then as the market here has been off the hook and I believe overvalued.

On the other hand, regulations have have become increasingly biased against industrial companies4) Office comes in many shapes and sizes, but is getting influenced by technology and demographic factors.  

It seems like it's been trending this way pretty hard in the last year.  

Some in good shape but a lot are not.

We recently came across our first home with a good size in-ground pool that is in very good shape.  

It's still pretty much in shambles, so I'm not sure if it's worth showing to tenants before it's in better shape or not. 

Where Oahu's investment strategy is strongest is in appreciation which is constantly trending skyward.
