You might be a couple years away from legally being able to sign contracts, but you might find someone at REI meetings who would hire you and teach some aspects of the business that will set you up for success down the road.

I think you can probably make a good start in investing in just about anywhere if you look hard enough but you may need to use different strategies and styles to match the local situations.

Paying close attention to every nuance is huge as every conversation, interaction, deal, etc. can teach us things about our market, the business, and ourselves.  

That your agent and you would like to keep this just between the agents and have him rpesent the offer and let it be a teaching moment for his listing agent.  

If anyone has some good resources for investing in notes, let me know since I think this is more my style.

Going to any REIA meeting is beneficial but they won't teach you this there. 

@Jack Rengold, @Michael Carbonare and @Brian Gibbons are both masters of the niche and can teach you everything you could possibly want to know about lease options.Personally I've found that finding qualified sellers and qualified buyers is roughly the same, number-wise.
