I would try to remedy with the tenant and say something like, "oops, looks like you overpaid for a couple of extra weeks...I'll be returning this to you as our lease ends 7/15 so a full months rent isn't necessary to carry us to that point."

I would also avoid the 30 night minimum jurisdictions completely because you can be close by and have STR friendly jurisdictions that will allow you a higher rate and more flexibility.I will send you a DM, best of luck!

the challenges with flips is that there are so many angles to try and cover / consider that it is somewhat like spokes on a wheel… even if you just take it system by system… roof, plumbing, AC, foundation, subfloors, electrical, appliances, septic, materials expenses, holding costs, taxes, etc.

Well one would be the equity capture they'd gain right off the get go by buying below market (100k), plus the 7k net rental income, 42k appreciation, 8k principal paydown and 5k from tax writeoff on regular income = 162k is what they'd technically gain.
