Get a deal to suit your lifestyle, for example, as @Scott Swennes mentioned, look at house hacking through college.

My primary even after investing a while has an in-law suite/apt for extra income.  

The second is the cost of defending the suit itself.An LLC could arguably be a part of the solution for protecting assets from a damage award, but it does absolutely nothing to protect you from defense costs.
