What happens when the person buying the property stops paying, or the local market crashes.

Hello, I am looking for Real Estate agent in Grand Rapids MI area who can provide me access to a MLS portal that will allow me to customize and save my own searches. 

Otherwise you should have created enough value to be able to access the forced equity without waiting 3 years.Can you share the numbers of the deal?

It's not uncommon for investors to have penalty clauses the same way they have bonus ones.Also big box retailers are not necessarily the best place to get your materials and especially labor.They can definitely be good for some things but I wouldn't rely on them as a "one stop shop" kinda deal.I'd look for more local supply stores and subs/trades that can install without the big box mark up.

If you're just doing it for MLS access, don't do it.

Being thorough and calling relatives will help you get deals that you would otherwise miss out on if you just stop if you can't reach the owner directly.Skip tracing and cold calling can get tedious at times, but it's a great way to get deals without spending a lot of money.  

I’ve had very good luck just filling out the appropriate paperwork, pulling comps in the area and stopping by the Township assessors office.

Even then electronic access to properties is becoming more main stream where realtors don't need to be present to show a property.
