Not only is that not a good area, it's one of the worst in Orlando.I don't know that I would agree with @Brent Paul, Orlando is a really solid rental market with good appreciation potential, provided you buy in the right area.To @Nathanial Dunne's point...Run!  

If the stairs are solid, the Landlord wouldn't normally be liable for damages.
