This means you are not trying to turn the property.Some information on the tax treatment of Flipping:Flipping is treated as a business and is subject to income tax as ordinary gain and some or all of it may be subject to Social Security and Medicare.That said:A 1031 is a great way to defer the taxes on an investment property.Just make sure you do your due diligence to be sure you know what you're getting yourself into.

Doesn't sound as though the work was inspected.Little thought was given to the potential tenant pool.Sounds likely there may be issues with the lease agreement.Clearly financing / refinancing was not thought out.This was a very very short buy and hold - there may be tax implications the investor hasn't counted on as well.All in all it seems this individual went into this without any consultation, planning or understanding.

The top two Google results suggest best case scenario for a land mortgage would be 20% down & the interest rate would be a few pts higher : ( Hopefully when the appraisal takes place I would be able to go back to my mortgage guy & compare the pros/cons/tax implications of doing this as a land mortgage.

It's all about how bad the seller wants to sell and how much pain they will agree to for that to be accomplished.Unless they have tax implications and would like the income stream many will just want the quick regular loan or cash sale.
