I always renovate on the front end...then train tenants how to deal with issues themselves...and empower them to resolve issues themselves or by contacting professionals directly...plumbing, HVAC, etc...Reputable companies will verify work before proceeding and you can pay with a card online or on the phone when complete.

You would be responsible for placing the emd into escrow according to the contract.The only challenge is 1- getting an offer accepted with an assignable contract (agents are wise to this and advise thier sellers of the risks)2- Having an offer accepted which makes sense for a buyer ,investor etc to purchase3- Finding an agent who does not mind writing a large amount of deals with a low success rate4- Performing according to your contract and not develop a bad reputation    whereby your deals will have little chance of being accepted

Plus I want the units to attract lots of applicants and the reputation of the building in the past is very bad.If I keep everything at the minimal then I will get minimal rent and have minimal applicants to choose from.I think that how one controls the damage to the apartment is mainly by controlling who one rents to...and eliminating carpet, putting in door stops behind each door, and using good paint!

-Same with repairs-Insurance is likely to be higher if you are working with a reputable company and buying appropriate coverage-PM is typically higher than 10% once you factor in leasing fees, lease renewal fees, and other charges-Closing costs I have no idea on, so you might actually be correct there.
