When I receive a deal and I plan to make a quick and dirty valuation what is the right approach ?

I would wait to find a tenant before deny anyone.Some jurisdictions require you to process applications in order received, otherwise you can concentrate on the stronger candidate.Sounds like you could benefit from a systematized way to rate applications. 

I didn’t know until I checked to see why I hadn’t received any leads.It’s now been 5 days of emailing, webforms, and phone calls, all of which have gone unanswered.I’m no closer to getting my house rented, the one lead was a no show on Saturday.

However,  I've been receiving sewer bills for the past two months that are overdue.

I have not been through this process before, however I feel it is likely the best approach to compare other rates against the quote I received.

@Mark S. also makes an excellent point that we probably don't even want to deal with the vacationers taking the cheapest options.

I was wondering if anyone new the percentage range that banks want to receive from a foreclosure sale? 

I have excellent credit, not much debt besides my residence, not sure this matters, but it make me feel good :). lolI am curious what hard money lenders y'all have used and what kind if deals are out there.
