The promise of work nowadays is close to negligible to be honest.

Having met with and interviewed several contractors, I find it difficult to distinguish those who I can and cannot trust and who will really live up to their promises.

He supposedly promised her 75% of the profits and he would keep the remaining 25%.However, every time they would get close to closing, he would change his mind to 50%/50%.

They had never heard of anything like what I was offering them and they gladly let me control their property in exchange for monthly payments and a promised delayed full cash out with $0 DOWN!

Home Depot originally said they'd cover any additional cost to install with the new contractor, who has broken promise after promise to come by the house and give an install bid. 

Dallas and Houston are much better possibilities, if they continue to urbanize and expand mass transit (which looks promising on both fronts) then I could really see that. 

I actually just viewed that one that is for 215k and I like it, there is a few questions that I have to ask the buying agent first before running some of the numbers but it looks like it has promise, thanks for the heads up on the property!

You should be able to look at the list of 67 places that he sent you, and almost immediately narrow it down to a few that sound promising because you already have a rough idea what the rent, and sales price should be. 

You won't get the double digit passive returns promised by many.
