The seller recently decided to move out of town and didn't want to be a remote landlord entrusting his property to a property manager, so he was uncomfortable holding onto the property (this is a critical piece of information; always figure out what the sellers motivation is and keep the conversation tailored around that).

Those people just hover around the customer care counter to over hear the conversation from people like me, and try to offer their services.It was an interesting experience though.

People will lend to you so you can leverage your purchasing power, but I've seen people get stuck in those loans without being able to contribute more to their IRA but a needing to fix up an IRA owned property.Don't buy non-performing assets in your SDIRA.
