One thing that I liked was I looked at a group of homes in Hattisburg that were all section 8.. this guy built them with concrete floors.. stainless cabinets concrete counters and block walls.. with a drain in the middle of the living room and bathroom.. he did a turn over with a high pressure hose.. fairly indestructible..

My gut reaction is fix it, but get more labor bids and stain the concrete in that room instead of replacing the floor..

The H and H carpet building at the red light is a much better spot.I like buying buildings like that and leveling to build new or re-adapt.There is a concrete median in the road.

Although the bones are in good condition, there is the potential of expensive cosmetic updates in the future, like concrete work, etc. not to mention more frequent minor repairs than newer homes require and potential of future major expenses like sewer lines, foundation, etc.
