I'll have to physically go withdraw the money to get it which, of course, I have no intention of doing until the lease is up.Thanks for the info on the tax implications...that was kind of my worry as well.  

Hmm, well I would be willing to bet some of these tenants friends/family figure out its free and other people would find their way into your pocket.

Your best bet might be to drive out and check things out in person.

Physically and financially I am no longer able to handle this. 

You want to perform Financial Due Diligence first, and then if the numbers check out, move onto physical due diligence.  

It's the federal government though so you can bet that they aren't very flexible and can't make changes or exceptions when someone messes up a bid.  

A 30 year loan is a safe bet for few reasons.

With that said, by doing some research and physically checking out the place as much as possible, I think opportunity is still there.   

For nationally, your best bet are professional associations.
