Positive Cash Flow
When evaluating a potential rental property, I am concerned about generating positive cash flow. To estimate the cash flow I have been using a 20% down and 15 year fixed mortgage. My realtor suggested that I use 30 year fixed mortgage to estimate cash flow. Is this wise?
