I just have my agent make a "formal" offer with a check for the good faith deposit and I have never had one ignored they usually counter but occasionally just turn me down flat.

I do also get occasional bills from the utility that they are two months behind, etc.

We also outline more specifics in our property rules (decorating, landscaping, arials/antennae/cable/dish, HVAC, pest management, drain stoppages, winterizing, etc).

As far as issues, yes, occasionally people don't lock up.

@Paul B.The self-employment activity or business that is required to establish a Solo 401k plan has to be legitimate and when I speak with people occasionally who want to setup some self-employment activity just to qualify for a Solo 401k what they are proposing in most cases is not a legitimate self-employment activity or it does not have the longevity that is needed to maintain the plan. 

Our unit offers a full kitchen, washer/dryer, living room, bedroom, central a/c, dish network, easy parking, 40 acres of privacy, and we are cheaper to boot!

Occasionally a name is misspelled in recordings and people can use different combinations of their name, ie. first initial and middle name, middle name only, etc.
