Title Research Pre-Auction (NH)
Hello BP'ers I'm just starting to bid at auctions in NH and wondering how other people are protecting themselves against potential liens. I know I can pay a title company to run a report right before the auction but considering that 90% of auctions end up back with the bank anyway it seems a bit much to incur this expense every time. I'm sure there's a better way and want to thank you for letting me know what it is -- so thank you!

Well, you start by familiarizing yourself with nhdeeds.com, as that is where the recordings are in NH. Bear in mind that in NH, a lien can still be placed against the property from some third party source, such as a contractor, after the auction and before you close on the property.
I believe most auction buyers search title themselves, once they are fairly sure the auction is a go. You can then pay for title before you close.
