You have to have money for the down payment, closing costs, and liquid reserves (Cash) for the PITI reserves usually 3-6 month.

I used FHA financing, and my 1 year owner occupancy requirement is coming to an end next month, and I will be moving back to my parents house full time and renting that third unit to cashflow a projected $700/mo, and am currently opening a HELOC to hopefully have a solid amount of liquidity to continue looking for my next property.
