I had a real estate broker license for about 30 years but I never did that full time.Always remember to do the math analysis on your prospects and try to look at them before you make an offer or at least have a clause in the sales contract that allows you the time (usually about 15 days) to make a detailed inspection of the subject property and possibly back out of the deal without a penalty that will excessively hurt you.There is so much to say to you but I am bound to forget something.  

Later on with a contract or LOI, ask for this years month-to-date.

Ground rent owners try to collect fees they are not entitled to like late fees, some legal fees, more than three years back etc.

1st-  One of them is in Georgia, I have a note with a land contract (Midway, 30315), tenant buyer is paying $425 per month at 10%.

Under contract as right now for 2 two unit properties for 29k and 25k needs about 35k Rehad each ARV on both averaging $ $130k .

I always am interested in reading as many contracts as possible.
