if they don’t make much money and are on  Section 8, they are not collectible.If a tenant has been employed for more than a year, they most likely won’t leave their jobs, and their credit may be okay.  

My husband & I are pursuing this goal together but we both have full time jobs so we are not looking to be a landlords.

Otherwise, if I was solvent, I'd just keep making my payments as scheduled. 

Im 24 with a BA in FinanceI actually have not gotten a job in my field but went into soccer coaching for which is something I'm passionate about, I would just rather do that as a hobby rather than a means to build wealth and depend on it for a living.

Depends on the type of GC you're looking for.The guys picking up material early in the morning at HD/Lowes/Menards are unlikely to run a very tight ship or handle large scale jobs.

However, I have no job or no title, if you will.

As for estimating materials, a contractor that's going to do a job and go labor only should be able to give you a reasonable estimate of materials he/she will need to do the job, then you price that out. 

After scheduling appointments, all 4  people that were interested were no call, no shows.

One of them is out job and their child (with pics) had a medical issue and undergone surgery so I was bound to be more understanding .
