A quality lender who is experienced at getting things done is worth their weight in gold.

As mentioned by others, a top quality property manager is absolutely critical when buying far away from your home base (as I did).

We have mixed ours up a lot trying different ways and sometimes you find you get less results but better quality. 

Compensation and benefits suck compared to previous employers but I have a great quality of life.  

The tenant below me is smoking in their unit and the smell is going everywhere, it's ruining our quality of living.

Also I think you are underestimating final sales price on a good quality reno, no Home Depot Vanities etc., as once Mr.

(usually the sign this place is a dog at this price/location/quality)

Or more likely, second guy got an apartment because he is such good quality... now I have to start digging deeper into the pile of applications...What if you decided to be nice and give the guy 4 days accept and he was white and the guy waiting was black, are you protected?
