Bert, get a good one that can abate smoke/smell so it won't give you any issues with renters and do twice the work.

Are there any issues with him and any rent etc due ? 

The units were causing so many issues that rather than having a tenant call describing no air every month it was better to replace the units. 

I have been doing research on starting with Wholesaling with little to no money and I am having issues with getting started.

I'm sure an official home inspection will turn up more issues, but those were the largest structural things I could find.  

@Jerry Mixon check with an attorney, but you shouldn't have issues with Dodd-Frank if you're financing to an NON owner occupied buyer.  

With that much equity that may mean bigger issues that wouldn't support a mortgage.

I agree the neighborhood is a bit rough, but my bet is that it will be lot better few years from now..Rodent control seems an ongoing issue..

In addition to above, the lack of core investment opportunities, and inadequate inventory for proper diversification are critical issues that the industry needs to solve.At the same time, I don't think all of them are going to end up in a ball of flames.
