@Clayton Bray, your best option would be to let an agent handle the transaction.

You want a buyer who loves the home because they will not be a pain and the transaction will be easier.

Those are the terms I need to have to make a true BRRRR transaction work.

I know another agent pretty well locally through some past transactions and have thought about contacting her but feel like this would be cheating on my current agent.

Your real estate agent and lender REALLY matter in a VA transaction.... use someone who knows VA loans, and your agent needs to do a lot of transactions/year. 

- The title company closing the transaction will collect (from the seller) and disburse (to the mortgage company, other lienholders, real estate brokers, etc, and the seller) all of the money.

You can also make the buyer/seller side on your own transactions. 

Given the 3 mailboxes, I assume there is an illegal apartment. 

Please keep in mind that you are not selling candy bars, a Playstation on Craigslist or something, you are transacting in real estate which comes with a lot of liability.
