She said it’s a cash only deal.I love the area, great school district and on top of that it’s 10 mins closer to my company.I would be an owner/occupant.So my thought is to get a hard loan, rehab it then move in, get the other side rented out to show the extra income and then refinance it since I will have brought the value back up again to the 250K mark.Feel free to leave any comments or questions or if you would like to know any more info you can ask here or PM me.Thanks

We have drastically increased lead to appointment ratios and appointment to contract ratios (about 50% each) because we don't have to screen calls, we just make an appointment, and when we get there, we can offer just about anything.I'm typically working on 4-6 investor projects (rehab, wholesale, owner-fi, etc) at one time while my wife is rarely listing less than 10 and usually closer to 15 at a time... and it all comes from marketing to distressed sellers.Melding the traditional with the creative and being able to offer any solution.... that's powerful.

Our real estate agent contacted their real estate agent to see if they would accept something closer to what they bought it for and their real estate agent pretty much said : "no, if they dont get what they want now, they will rehab it themselves".My thinking as an inventory manager: "why would they have wasted 3 months of holding a property without making a dime ?
