@Glennel Gibson, my guess is that $199k is full market value. ie.

(this is also only true for my smaller houses; I don't allow it at my larger house, as my housekeeper needs the full turnaround time there)I find the charge (it's only $10/hour) prevents frivolous requests.  

This is a house that I'm holding as a rental, but it's getting a full rehab.

When I buy a tenant occupied rental I pretty much just assume that we're going to have to do an eviction and budget for a full rehab. 

A master bedroom, 2 additional bedrooms, small room which we considered the nursery as it is situated off the master bedroom, and a full sized bathroom.The first floor was made into an apartment for my mother as she wanted to be secured from the roomers.

So the tenant has access to a full kitchen but also a minikitchen in thier unit?

I have thought about wholesaling but it seems like it would be tough to stay persistent with since I have a full time job.I have the credit to get approved for a loan but seemingly not enough cash for a down payment or to fund any rehab projects.I appreciate the help.Thanks,Daniel

If they're approved and are ready to sign a lease, we sign the lease, they give me the deposit and one full months rent in cash or money order and I give them the keys.  

I got my RE license as a means of targeted learning about RE, but being that it was a side endeavor and my main job salary and satisfaction kept improving I never made a full jump into RE agent-hood and hanging my license with a broker.My question as a potential primary residence buyer in new big-builder home purchase, could I hang my license with either a 100% commission brokerage or a broker friend for the transaction to retain the buyer's commission?
