Buying a loan and having a borrower inquire about relief creates a situation where alternatives to foreclosure are likely mandated by state and some federal law.

Try calling/emailing around to see what you can find in your area though.An alternative would be to go the commercial financing route.

If you are determined to buy a property even if the numbers are bad let me suggest an alternative.

I've been buying SFHs for a few years now and as the market rises am looking at other alternatives.

Alternately , if the issue is knowing who is coming on site and getting clearances , background checks that could be done.
