If you are willing to speak to a smaller commercial/portfolio lender you might have the opportunity to do so, but it is still pretty rare.I am assuming you are looking to scale quickly or have a deal that you don't have funds for that is a good buy?

I’ve never had to network before and live in the perfect place to network, but I’m having a hard time identifying opportunities.

Actual Cash Value seems like a loser but it's not if you are fiscally responsible.

For the small return, my membership decided the business had become an opportunity not worth pursuing. 

We are pretty much convinced to manage it by ourselves and view it as a great opportunity to learn.
