You find a deal either thru a realtor/PM or thru the turnkey and for the first few years everything is great...it's rented out the tenant pays on time, but my concern is after a few years which teams will still be fighting for you and your property to get it filled with a quality tenant after the honeymoon period.

If neither of them want it they usually agree to sell it and it is listed with a realtor.In the case of an estate - many of these are planned in advance and if they aren't, many of these end up in a fight with beneficiaries which can take a while to figure out.

Get a deal it's ez to give away money, I went to a local RE meet up in my town when I had my first deal under contract and had people fighting to buy it....now all of them are on my list.
