There is a list of all the sku's that are exempt, but I did get it for one of them, I don't recall which one, but I just went online, entered the receipt and waited for the email to see what would happen.

Exemptions were later adopted, those exemptions were not as they are now when the law was adopted, the exemptions were modified but not for dealers, that hinders the intent of the law, but for homeowners who were placed at a disadvantage in selling a property.

The ability to repay rule says that any property sold on terms, or seller financing, which includes lease options if there are rent credits, needs to have certain underwriting standards.This only applies to owner occupant (OO) transactions, so if a landlord where to sell you their property on terms, and you are not living in it, you are leasing the property out, then Dodd Frank does not apply.Also, there are some exemptions and exceptions from Dodd Frank for sellers of their residence.I hope this helps.I like to buy on terms and avoid banks.

If I sell now I can take the profit tax-free thanks to the exemption for owner-occupied properties held for two+ years in the past five.Thought process is that ~$175,000 in profit would be taxed at 15% as long-term gain (I believe, correct me if I'm wrong) if I don’t get the home sale tax exemption and keep renting for more than three years, thereby nullifying the exemption.I suppose I could rent for a year or two to test the waters and still sell after and qualify for the occupancy exemption, right, since I still would have owned for two of past five years in that case?

Wayne,I'm not sure about your state laws, but in Florida, if a Medicaid recipient move to a nursing facility, the house is no longer their primary residence and therefore they lose the exemption.
