Washington DC Rent Control Multi-Family Property

Hi,

I'm analyzing a multi-family property (5+) units but less than 10 units in Washington DC. The property is under rent control and I'm wondering what strategies I should consider in acquiring this property. 

The owner would like to sell as-is with all units currently rented.

Not sure what you mean by what strategies?  You buy it or you dont.  It is a DC multifamily home, which is in very low supply. Someone is going to buy it...it is just a matter of whether it will be you or someone else.

Also how many units here really makes a difference.  If it is just 5 units...I would consider combining two of the units into 1 to create a 4 unit building, thus unlocking some value.
