@Eric Smith You are not going to like the mileage when you are traveling out to Ohio to chase a $500 rent that won't ever be paid, find the unit trashed, have to travel back because property mgr didn't handle repairs right and you need to chase down deadbeat contractor who will never return your money nor finish the work etc etc. 

As for the details, who knows what else I'll be doing if I ever get around to the fixing and/or selling?

I have several LLC's, and honestly do not know if a business ever establishes a credit score, or if you simply continue expanding the relationships that you forge and build over time with the smaller banks that you do business with.  

It's been a great group and growing every month.

I love it but it's been the hardest thing I've ever done.

Flipping gets you lump sums, holding grows long term wealth. 

Are you going to the properties or just throwing out a number on the phone without ever seeing the properties?  

As long as you stay consistent on this site and create more and more relationships you'll learn more than you ever thought you would!

I would like to start growing a solid list of people to mail deal information too so I can start getting my feet wet, so to speak!
