Dude I spent so much money on random credit programs with them, month after month there were changes like "this credit card I said would help your PAYDEX no longer reports" or "Dun and Bradstreet doesnt work with this company anymore"Long story short, you can open a credit card and maybe a wex gas card under your LLC to try to establish business credit but even after over 12 months my PAYDEX is still non existent.

Also, i know i can change loan types but that is not the idea.

Change the fixtures and vanity (these are relatively inexpensive) to be more modern.

So, many wholesalers tie up properties in foreclosure without the ability to ever be able to close on them trying to "Flip" Them to other investors.

To answer two of your questions:  - You can register your LLC(s) in one state and invest in another, but how you do this will change depending upon where and what your investments are.   

Don't ever be afraid to ask questions to other agents, the worst they can say is no (I still have to remind myself this when I have to call the "not so nice" agents).

I need to change them immediately.

Wholesalers usually use their own contract or change terms saying assignment without seller permission and seller approval for their access during contract term so they can show it to others on their own.
