Its interesting to think how you and the world will be different 5-10 years down the line.Just driving my Tesla on auto pilot and knowing the software will allow full self driving is amazing.. having been a pilot for most of my adult life I am very familiar with auto pilots in planes .. and how great they work when they are working right..

how DSCR works:Market rents and a rental agreement with deposit at closing.Loan to value is determined by market rents vs principle interest tax insurance and HOA ( property has to cash flow).Often you need large down payment or equity to refinance to get the property to cash flow.Decent FICO score (score is part of the price or rate).All your credit card bills/auto loan/other loans times 12 or 24 for reserve cash (cash in checking is not taken orsecured but it proves you can make all the payments if things go wrong).Rates much higher than conventional as is risky, non owner only.You don't have to be experienced BUT you have to have one mortgage paid as agreed ~ no forbearance.Terms and rules vary from lender to lender they are generally loaning their cash, or brokering to a wholesale lender.Can be done quickly.

Do you have an auto loan?

They're predatory in all probability.Use your remaining funds to acquire more income to pay your auto loan(s) and other consumer / unsecured debt. 

It's amazing how many will resolve the outstanding debt just to lease an auto or finally buy their own property & feel the pain when a judgement comes back to haunt them prior to the close.

There's a lot of things being developed (i.e. the increased container business, auto export, a new consolidated airport downtown that will likely be international, the redevelopment of Broad Street, the redevelopment of downtown Mobile, city council announced in July they are talking with another Airbus supplier to move to Brookley Field, the development of the Technology Corridor downtown) all of which are going online now, next year and the years to come. 

The first applications they submit will run their credit checks and find nothing on their record and of course auto deny them, but thats ok because what they actually wanted has just been provided....
