If you're concerned about them "driving off," maybe install structural steel cable as a guide?

Driving for example to someplace like Crowley in the Southwest part to someplace like Anna in the NE part of the metroplex could well take 2 hours.That's just a few thoughts....feel free to ask me any questions you have or pick my brain about real estate.

I thought I had a PM company lined up but due to drive time they want almost 20% for a monthly fee which is too high for me.

@Jose Valdez Not an easy question to answer actually... are you comfortable investing out of state, or do you prefer something you can drive to and see at any time (local to you)? 

It is difficult enough when you are local, doing it remote sounds much easier when you read the book about it than it is in reality.At the price point you are at you should still be able to invest local, at least within driving distance.

If anyone has some ideas not to be in the rat race being available at the same time and driving rents down, please share.
