Hey everyone, my wife and I are going to be closing on our first rental property in a month. I thought I had a PM company lined up but due to drive time they want almost 20% for a monthly fee which is too high for me. Anyone have a property management software they recommend to screen tenants, set up direct deposits and have tenants submit maintenance request? 

Any help is appreciated!
