My current rent is at the top of the scale for that size property & location; if it were a $500 rental, I'd be getting $500 tenants, which I prefer to avoid.

I used to lose business once in a while because a competitor had a "better rate," but the consumer didn't realize it was an ARM - so I guess someone that likes to sneak people into ARMs would/should prefer the old disclosures. 

Hi, I currently own a duplex with my V.A. loan and I have just started a LLC with a couple buddies.

I have been listening to the podcasts and reading the blogposts for a couple of months now but have not been active on the forum yet.

Recently I've had the chance to speak to a couple of the "big hitters" in the mobile home park industry.

Based on a couple discussions I've had with more experienced people and things I've read and heard, eventually you will just come across someone who will accept your offer, or come closer to your offer. 

I realized a couple months back that i could honestly read everything there is to know about real estate investing but if i don't take the necessary action my dream of becoming financially free before i turn 30 will never manifest and being a couple months from being 25 i don't feel as though i have much time.

I want to use the financing strategies I learn above, coupled with that $ to either do straight flips, OR do some BRRR.My first question is, HOW do I get access to that $, and use it without getting murdered by the feds in fees, taxes and limitations...?

I have begun real estate investing primarily in equity or preferred equity.  

However, i don't want to pay for a new contract with slightly different information for every buyer/seller.I'm looking for an alternative.Would it be illegal if i went ahead and bought a contract with all my preferences, and used a program to clear all the pre-filled information (information like the home address and buyers name which changes from contract to contract), and then use that newly created template instead?
