I’d say there are a couple of routes you could consider:HELOC or Cash-Out Refi: With your current property valued at $245k and a mortgage balance of $163k, you’ve got some solid equity built up.

I have never managed anything other than what has been in our own portfolio which is 3 (although we just closed on our 4th and are going to BRRRR it) long term rentals and 3 short term rentals.

These courses are NOT any different than those videos, even they say they are.   

More often than not, they are more accommodating to providing you with a more generous line of credit or terms. 

From the beginning it was cash flowing more than it is now but because insurance & HOA went up I started breaking even for almost a year.

Why would that be better than the other way around?

There's no real value add other than your convenience.
