That book helped me get started on my path along with another book called The Complete Guide to Buying and Selling Apartment buildings (which ironically I feel was not really a complete guide in retrospect!). 

We’ve vacationed in the area for decades, and this is probably the only realistic path to a second home here for us. 

However I think his goal of owning some rentals and since he is in OHIO which is one of the better cost to rent ratio areas of the country he is on the right track.. other wise income average into REITS is probably very appropriate for his situation.

One lives in California (he can't find a deal that will cash flow there), another lives in flyover country, where the market is much less expensive. 

Most importantly I'm looking to network and build a future of trust and reliability with the relationships that cross my path.

Sounds like you dont usually cross paths with this person , works at a different location .

I am looking at some apartment complexes and I can't see a path to profit for long term buy and hold at the current loan rates and spreading realistic capital expenditure across each month, UNLESS rents rise fast, which is possible, if we continue down the path of labor shortage.

Fact: Most of this country has extremely affordable housing.
