As many people have stated, it all comes down to having the right team in place that is reliable & has very good communication with both owners & tenants.Financing is another aspect to navigate if you are looking to leverage. 

There are a lot of scammers in this space, especially if this is a company you’ve only communicated with online and have never met in person.There are a few posts on this topic on BP, but here’s one of the better ones in my opinion (see the response in this thread from Jeff):Private Money Lender - How to Qualify the Lender?

She's using this situation as an excuse to not pay and not communicate since she is currently working. 

I have a California condo with a tenant who has been great and communicative for 3 years.

Which means mostly, communicating.

into insanity me as a small time landlord, 5 doors, is getting absolutely killed. 2/5 of my tenants aren’t paying or even attempting to communicate anymore because they KNOW I have zero recourse.

Initially there was good communication in the early stages of the planned full renovation.
