Under the Pandemic Can I Decide Not To Renew a Lease in NJ

I’ve got a tenant who is 2.5 months behind in rent in NJ.  I’ve filed suit and the court is scheduling a mediation via Zoom first.  But this tenant’s lease is also up at the end of January.  While I’m not evicting, can I elect not to renew the lease?
