Ryland Taniguchi just curious, what type of commitment are you looking for when you say part-time?

The sellers probably shouldn't be giving a SWD or GWD without seeing a title commitment as well. 

My schedule gives me a lot of time to commit to this, and I'm very excited about getting started, and learning all I can.

Go after owners that live elsewhere and have a lot of equity and you might get a better deal.I am 59 years old and found BP about 11 months ago while I was recovering from a brain aneurism and a stroke and not committing to full time real estate because of my experience.  

Most people like to buy already-constructed houses, but if you’re a developer or designer in enough demand, sometimes you can find a buyer willing to commit after seeing the plans that you’ve created.

You HAVE to manage the mortgage commitment document and mortgage commitment date more tightly.  

I want to fully commit to becoming a real estate investor.

Market is great & will always be great if you are committed to work hard.

Bu I'd also add on one other thing and that is, whatever that number is than add another 10% becayse you dont want to scrounge for money once committed.  

The other issue with DIY; how much time can you commit to maintaining the site?
