Houston Property Close Question
Weird situation I ran into and I thought I had seen everything. A friend's parents are retiring and moving out of the area. They sold their home to a church at an agreed upon price. The church has already paid for the property and now they are just trying to find out what closing documents they need. I am guessing a title company is not required if both parties waive the right? Do they just file title transfer with the county and be done with it?

Sellers would need to deed the property over to the Church and have it filed with the county.
If the Church wants title insurance, they would need to involve a title company. They could also do a title search and determine whether they want to pay for that protection.
