The objectives are different for an investor than a homeowner.  

What is your overall investment objective for your real estate holdings?

I did know the previous owner so the need for proof of payment history was not a major concern for me, but I did sit down and meet with the existing tenant and managed to get a better understanding of their objectives moving forward.

I need to learn how to overcome those objections. 

And good objective screening is important.  

Usually on flips you need to move fast and conventional is just too slow and unpredictable.The man objective is to close.

What was your original objective when you acquired the project and why might you be changing your mind?

Thank you @Jd martin,My investments were made originally and continue to be based on cash flow and appreciation is a secondary objective.  

@David DachteraNot sure this is a legal question so much as experience with credit unions and their policies for removal of (nearly) duplicate objects for the same accounts.

My family member also invest in NJ and I've been using his ear as a sounding board for any detail on the area but I would love to have a more objective suitor for the job.
