You might say you pull credit.But don't go into what qualification requirements are, you ask the question they give you the info and you figure it out.To avoid giving details, I say all things are considered and weighted according to requirements.....almost like you feed the data in and the man behind the curtain figures it out.When you start giving out what you look for or what ratios must be, then if they are trying to cheat, give fake info, now they have the standards you need.

I would add something to the effect that the pet must have been with the owner for at least 12 months; this is to avoid having your house participate in housebreaking.When you are mentioning free of waste, I would suggest a time deadline for picking up droppings.I would break the vicious breed paragraph into two separate sentences, one where the list is given, and a second sentence regarding weight of other breeds - this is so that it is clear that big dogs aren't allowed.

When I screen tenants I don't place so much weight on their actual credit score, but more or less their references, past landlords and their employment outlook.Personally, I would rather rent to someone with less than perfect credit with stellar references and good income than someone with perfect credit and good income.

I agree with the general sentiments...they are something to look at perhaps, but I would not give them much weight...especially with the number of properties I am seeing go from "pending" to "for sale" every day.
