The reason is because your investment horizons is likely 5-7 years, and you can get cheaper financing with an ARM that will improve your cashflow and you won't have to worry about interest rate risk until later on when you decide to sell.

Tohosa Twofeathers there are brokers (offices) that will charge you an annual fee (around $100) and a fixed low amount per transaction. they don't force you to make calls, or anything else.

Beat some scenes into it and force it out to work.

Velocity of money and forced appreciation is the only way to scale.
